Local developers Happy Buda on The Creek LLC plan to begin construction this spring on an 18.5-acre mixed-use project called The White Oak District on Buda’s west side.
Richard Veregge, Josh Bumb and Tim Dowling of the Moontower Group have teamed up with David Morin, Frank Navarro and Ryan Othman of MNO Partners to build the project at 1065 FM 967.
Project details
The Buda City Council on August 20 unanimously approved an incentive package of up to $2.53 million and a performance agreement for the construction project – an item on the closed session called “Project Sprinter.”
The city is also offering developers a fee credit of up to $1.1 million to create an 8-acre park that includes a 10-foot-wide walking path leading to a pedestrian bridge crossing Garlic Creek.
The $27 million project includes 6,000 square meters of space for medical and dental offices and small practices, as well as an additional 830 square meters of traditional shops and a family-friendly restaurant.
Dowling said Impact on the community that they are looking for owner-operated cafes, bakeries and boutiques to fill their retail spaces.

A look into the future
Dowling said groundbreaking for Phase I of the White Oak District is scheduled for December 2024.
