Medical building in New Brunswick, NJ, could be converted into apartments

NEW BRUNSWICK – A 17-unit apartment building may be under construction on Livingston Avenue.

The applicant, Livingston Holdings LLC, is requesting use and quantity variances as well as preliminary and final approval of the master development plans for the project from the Zoning Board of Adjustment. The request is scheduled to be heard at the board’s August 26 meeting.

The applicant wants to demolish the existing building on the property at 345 Livingston Ave. The site was formerly home to a doctor’s office that was purchased by Livingston Holdings in October 2023 for $990,000, land records show.

The developer wants to build a four-story building with 17 apartments on the site, along with an additional office, parking and other improvements, according to documents filed with the city.

A use variance is requested because the proposed multi-family use is not permitted in the municipal office zone C-3A in which the property is located.

Additionally, variances are sought in the floor area ratio, the front yard setback to Fulton Street, where 15 feet is required and 5.5 feet is proposed, the minimum rear yard setback, where 45 feet is required and 12 feet is proposed, the building use rate, and the number of parking spaces, where 36 spaces are required and 18 are proposed.
