Colours of Seton: a place to create your own space

Trico Homes’ quality construction catches the attention of this new homeowner.

For Satwant Flora, a project engineer who moved to Calgary from England in 2022, moving from the inner city to the suburbs will be an adjustment, but he felt it was time to stop paying off someone else’s mortgage and start building equity as a homeowner.

“I wanted to get into the property market,” says Flora, who will move into a new three-bedroom townhouse in Colours of Seton in September this year.

As well as the financial benefits, the 34-year-old was also driven by a desire to design his own space. He wanted to hang art on the wall or put a big-screen TV wherever he wanted. But the real push came when his mother came to visit, very emotional because her son had to leave England.

“She assumed I would come back, but when she came last summer, she loved the weather and the lifestyle here. She loved Calgary. When she left, she suggested I get something bigger so we’d all have more space next time. Seeing her happy and having her blessing made Calgary feel more like home. That was a turning point,” Flora says.

So his search began. He worked with a realtor and compared prices to see how much money he would need to put down. The suburbs seemed affordable and, as a newcomer to Calgary, he had already made some connections with people living in the far southeast of the city. When he looked at a Trico Homes model home and learned about a future townhome development in the heart of Seton, a Brookfield Residential development, everything clicked.

“My father is in the construction business in the UK and has his own joinery business. I grew up in the construction industry and could see that Trico Homes’ build and finish quality was of a high standard,” he says. “At the time, Trico did not know the name of the Seton project or any floor plans.”

Flora liked the location in Seton Grove SE, which is quick access from Deerfoot Trail, and the prospect of a future LRT station nearby, which he thought would increase the value of his home over time. He chose a three-bedroom, 2½-bathroom end unit and the presale deal was quickly finalized.

“I didn’t know exactly what it looked like, but I secured a good price. That was an attractive factor,” he says.

The three-bedroom, 2½-bathroom floor plans are located at the end of each row of townhomes, and the two-bedroom, 2½-bathroom units are located in the interior of each block. Flora’s home is 1,400 square feet and has a double tandem garage.

Half of the 95 units at Colours of Seton were sold before the model homes opened in late July, says Jimmy Luong, Trico’s area sales manager.

“Our starting price for two-bedroom apartments is over $400,000. People want to get out of the rental market and own their own property, so our prices are the deciding factor,” he says.

Homebuyers’ strong desire to live in Seton is also driving sales.

“Seton has been Community of the Year for several years. The community is a mix of city and suburb, so you get the city feel without having to go downtown. The hospital (South Health Campus) also plays a big role,” says Luong.

There are eight two- and three-bedroom floor plans, each named after a specific color palette. The interior design palettes were created exclusively for Trico Homes by designer Alykhan Velji, known across Canada for his talent in blending style and texture.

Select units feature two master suites or a ground-level flex room. Each unit includes a tandem garage and some units have driveways. Condo fees are approximately $225 per month for two-bedroom units and $265 for three-bedroom homes.

The development is located across the street from the Seton Homeowner’s Association facility currently being built by Brookfield Residential and will include a community hall, playground, splash pad, tennis courts, parking areas and a community garden.
